If you haven't heard, FHA is continuing its allowance of ZERO DOWN PAYMENT GIFT ASSISTANCE with owner occupied purchases in the Phoenix area.

Phoenix is also poised to be removed from the Declining Market List with FHA, as Fannie Mae and Freddie Mac have already made this determination.

With ZERO DOWN FHA being so popular with even repeat home buyers, in addition to first time home buyers, we have seen multiple offers on homes that are priced below market values, many of them bank-owned, with the seller asking for the highest and best offer from the multiple buyers.

Keeping up with all the new News lately in this are is exciting.  Stay tuned for great opportunities in Real Estate!

It's no secret that the Real Estate Market of the last year and a half has been brutal to many.  The biggest beneficiaries of the declining market which is showing signs of "hitting bottom" are those individuals who are in a position to buy a residence or investment property.  The best source of opportunity to people in a position to buy, are "Lender Owned" properties, where the Lender has gone through foreclosure and taken the property back.  These Lenders are very eager to get the properties off of their books and they respond to offers in a pretty short timeframe as opposed to "short sale" situations where properties have not been foreclosed on yet and buyers sometimes wait for weeks to get an answer on their offer.

I'll share 2 current opportunities with you:

1. A 1 bedroom, top floor unit at the Orpheum Lofts, which sold at the peak of the market in September 2005 for $354,900 is now available for $176,300.  This is a corner unit, that features exposed brick walls, exposed ductwork, hardwood floors, granite countertops, designer lighting & great views plus all of the Orpheum's common area amenities.

2. A 3 bedroom, 1.75 bath, 1700 + sq ft home in the Willo Historic District, which previously sold for $387,000, now available for $299,900.  Features include hardwood floors, coffered ceilings and crown molding.

The most recent news in the last 2 weeks in Phoenix now finds Buyers pitted against each other, and against the savvy local investors, in a bidding war for properties in Phoenix.

Real Estate has dropped so low in Phoenix in some areas, that the $125k to $175k price range is now actually deluged with multiple offers.

Realtors are beginning to ask, "Is this the end of the downturn?" as they are losing out to other competing Realtors down the street and having to become aggressive again in their advice to, and bids on behalf of their clients.

Keep your eyes open and ears tuned in for the "psychological turn" that's coming soon.  Phoenix has always grown, and as the purchasing picks up, values will once again rise quickly off the bottom.

Thanks to FHA and $0 Down Ameridream Down Payment Gift Assistance, owner occupants can still enjoy the 0 down benefits of a great 30 year fixed, low rate guaranteed by FHA.

If you're interested in not missing the bottom, consider preparing quickly with your finance options, so you'll be prepared when you see the first Arizona Republic Headlines soon say, "PRICES RISING FOR FIRST TIME IN 2 YEARS".

The Phoenix City Council approved the proposed Arts, Culture & Small Business Overlay on Wednesday evening.  This is good news for Downtown and surrounding neighborhoods in terms of paving the way for Art Galleries, Coffee Shops, and a variety of other businesses who want to open retail locations in existing small homes & older buildings.  The overlay will further stimulate the Arts & creative establishments springing up in our older downtown neighborhoods by allowing these uses in properties currently zoned R-5, while not imposing the normal parking and other requirements placed on retail establishments in suburban settings.

There are several other features to the new overlay.  To read the whole overlay text and supporting documents, visit the City Planning Department webpage devoted to the overlay.
